Windows 2008 R2 upgrade to 2012 R2 failing

I have a physical windows 2008 R2 server that I would like to upgrade to windows server 2012 R2. When I try run the upgrade I get an error message that reads:

"Windows cannot find the Microsoft Software License Terms. Make sure the installation sources are valid and restart the installation."

I have read about this error in quite a few places online. Must of them being experienced on VMs but this is a physical server. Nonetheless, the issue on VMs is that there is not enough memory allocated (<512mbs), this server has 4Gbs. I have also read that the issue may be that perhaps the ISO or the DVD or the DVD-drive in the server is bad. So I have done the following:

- I have two separate ISOs that I have tested with the same problem occuring. I have tested these two ISOs by installing them on VMs and they both installed just fine.
- I have used a USB thumbdrive and the same problem occurs. I have also used a USB-DVD-drive in case the thumbdrive i used initially was bad.

Someone also mentioned that the problem may be that the version of the ISO that I have does not match the version of 2008R2 that is installed on the machine at this time. I can confirm that the ISO is for VL and that the version of 2008R2 installed is VL as well (the ei.cfg on the ISO matches the version on the machine that 'slmgr -dli' returns)

I have also ensured that there are no pending updates or that any AV software is installed. The machine is mostly a file server that is used as a distribution point for SCCM (which installs IIS and WDS). But according the upgrade notes this shouldn't be a problem.

One more thing that I tried was to reboot the server and boot with the 2012R2 DVD instead and upgrade that way. This time I did get the license terms window but then shortly after I got this error message: "The computer started using the windows installation media. Remove the installation media and restart your computer so that windows starts normally. Then, insert the installation media and restart the upgrade..."

Does anyone have any ideas on what can be causing this problem?
