Installing Windows 10

1) I am using windows 8 on my pc right now ,if i upgrade to windows 10 do i need to buy a different product key?

 

also my windows 8 is activated right now, will i loose it on upgrading?

 

2) After upgrading to windows will i loose the apps i installed?

 

can someone please tell me the procedure
